Vonovia SE is a residential real estate company headquartered in Bochum, Germany, and the company describes itself as Europe’s largest residential real estate company. Its core business is the provision, rental and management of good-quality, affordable housing, with operations concentrated in Germany, Sweden and Austria. Vonovia’s stated mission is to provide sustainable, affordable homes and neighborhoods where people feel comfortable, safe and at home.[1][2][3][4]
Operationally, Vonovia is centered on the Rental segment, which covers the management of its own residential real estate, and it complements this with housing-related services such as maintenance, modernization, condominium administration, multimedia, metering, energy and insurance, alongside recurring sales of individual units and development of new homes. At the end of 2024, the group had 12,056 employees in continuing operations and managed 539,753 owned residential units, 162,697 garages and parking spaces, and 8,331 commercial units across 610 cities, towns and municipalities, while also managing 73,400 residential units for third parties. Products & services
Vonovia’s most clearly defined service portfolio sits in its Value-add business, which bundles housing-related services around the rental offering. These services explicitly include maintenance and modernization work on residential properties, the craftsmen’s and residential environment organization, condominium administration, cable TV, metering services, energy supplies, and insurance services.[13] A core in-house technical service is VTS (Vonovia Technischer Service), which carries out refurbishment and maintenance work and is being standardized through an expanded product catalog.[14]
In energy-related services, Vonovia says it is building a full product portfolio across the value chain, from electricity generation to storage, energy management and sale. The portfolio specifically includes photovoltaic systems, sale of electricity to tenants as tenant electricity, heat pumps, and energy storage and management, with photovoltaic systems able to be linked to heat-pump-based heat supply.[15][16] In mobility-related services, the company had installed around 30 neighborhood charging stations in existing neighborhoods, had 96 further locations under development, and also offered car-sharing, bike-sharing and, via NEARBYK, e-bikes for purchase or hire plus bike repair and maintenance points.[17][18]
Vonovia also offers real-estate products for sale. In development, its product range runs from individual new-build condominiums sold within development projects to large-scale new construction projects sold to investors, alongside projects built for its own held portfolio.[19][20] Separately, the Recurring Sales business consists of regular disposals of individual condominiums and single-family houses from the portfolio.[7] As an indicator of scale, Value-add revenue was €1,359.4 million in 2024, of which €179.6 million came from external end customers and €1,179.8 million from intra-group activity, so external sales accounted for roughly 13% of the segment’s revenue.[21][22] [13][14][15][16][17][18][19][20][7][21][22]
Geographic presence
Vonovia’s operations are concentrated in Germany, with additional business in Sweden and Austria. As of December 31, 2024, the group’s real estate portfolio comprised 539,753 residential units, and its locations spanned 610 cities, towns and municipalities across Germany, Sweden and Austria. By fair value, around 88% of the portfolio was located in Germany, about 8% in Sweden and about 3% in Austria.[10][23]
Revenue was also heavily weighted to Germany in 2024: €5,324.1 million from Germany, €367.8 million from Sweden and €247.2 million from Austria, out of total revenue of €5,939.1 million, implying roughly 89.6%, 6.2% and 4.2% respectively. Non-current assets showed a similar geographic mix, with €71,168.7 million in Germany, €6,575.5 million in Sweden and €3,034.1 million in Austria at year-end 2024.[24][25]
Vonovia’s registered office and principal place of business are in Bochum, Germany. In its workforce disclosure, the company reports 15,076 employees in Germany, 367 in Austria and 525 in Sweden. Business segments
Vonovia reports four core operating segments—Rental, Value-add, Recurring Sales and Development—and does not use geography as its primary reportable segment basis, even though some segments combine activities across Germany, Austria and Sweden because of operational similarities [29][13]. Rental covers the value-enhancing management of Vonovia’s owned residential real estate and its property management activities in Germany, Austria and Sweden [6]. Value-add comprises housing-related services linked to the rental business, including maintenance, modernization, craftsmen services, condominium administration, multimedia/cable, metering, energy supply and insurance services [7]. Recurring Sales covers regular, sustainable disposals of individual condominiums and single-family houses [30]. Development covers cross-country project development of new residential buildings, from land acquisition through completion and either sale or addition to Vonovia’s own portfolio [31]. Vonovia also shows an “Other” category for opportunistic non-core sales of whole buildings or land and ancillary items, but this is not one of the four core operating segments and is not relevant for corporate management [32].
Using 2024 Adjusted EBITDA from continuing operations as a rough contribution measure, Rental was by far the dominant segment at €2,385.7 million, or about 91% of the €2,625.1 million total [33]. Value-add contributed €168.4 million, or about 6%; Recurring Sales contributed €57.6 million, or about 2%; and Development contributed €13.4 million, or about 1% [33]. On a reported revenue basis, the 2024 mix was more diversified: Rental €3,323.5 million (about 55%), Value-add €1,359.4 million (about 23%), Development €889.4 million (about 15%), and Recurring Sales €441.3 million (about 7%) [33]. Company history
Vonovia’s legal predecessor was established as Deutsche Annington Immobilien GmbH on June 17, 1998, as an acquisition vehicle for residential properties, while the business that became Deutsche Annington was built from 2001 through the takeover of railway housing companies.[34][35] The company expanded rapidly in its early years, and the 2005 purchase of Viterra made Deutsche Annington Germany’s largest residential real estate company.[35]
A major capital-markets milestone followed in 2013, when Deutsche Annington’s shares were admitted to trading on the Frankfurt Stock Exchange’s Prime Standard on July 2 and first listed there on July 11.[36] In 2015, the company completed its takeover of GAGFAH on March 6 after about 93.82% of GAGFAH’s share capital and voting rights had been tendered.[37] Later that year, on September 3, 2015, Deutsche Annington changed its name to Vonovia SE.[38]
Vonovia continued to grow through acquisitions in the following years. The takeover of BUWOG was settled on March 26, 2018, bringing a major Austrian housing platform into the group.[39] Another major milestone came in 2021 with the takeover of Deutsche Wohnen, which Vonovia has described as taking the group to the next level.[40] [34][35][36][37][38][39][40]
