Urban Edge Properties

Updated

Overview

Urban Edge Properties is a U.S. retail real estate investment trust (REIT) that owns, operates, acquires, develops and redevelops shopping centers, outlet centers and malls. Its portfolio is concentrated in the Washington, D.C.–to–Boston corridor, with additional properties in other U.S. markets; the company is U.S.-focused rather than global.[1][2]

The company describes its mission as “own and improve retail real estate,” connecting its work with improving communities.[3] It became an independent public company in January 2015 following the spin-off of Vornado Realty Trust’s shopping-center business.[4] For scale, Urban Edge reported 74 properties totaling 17.3 million square feet in a June 2026 announcement. FY2025 total property revenues were $453.8 million, and the company reported 104 employees at year-end 2025.[5] [1]

Products & services

Urban Edge Properties’ core offering is leased retail space in shopping centers, outlet centers and malls, including grocery-anchored, neighborhood, community and power-center formats. Its portfolio included 75 properties totaling 16.2 million square feet in its second-quarter 2026 reporting; the 2025 portfolio classification comprised 69 shopping centers, two outlet centers and two malls.[8]

The centers offer space to a range of retail and service tenants, including department stores, grocery and discount stores, entertainment venues, health clubs, DIY retailers, specialty shops, restaurants and providers of personal and other services. Tenant-facing operational support includes a Mallcomm app for alerts, emergency information, operating procedures, marketing and operational updates, and maintenance requests, as well as online service requests and property-management contacts.[12][13]

Leasing is tailored to tenant size: leases below 10,000 square feet generally have terms of five years or less, while larger anchor leases generally run 10–25 years and may include renewal options. Most leases provide for tenant reimbursements of real-estate taxes, insurance and common-area maintenance. At December 31, 2025, the consolidated retail portfolio comprised 15.894 million square feet, was 96.7% leased, and had average annual base rent of $21.50 per square foot.[12] Urban Edge also provides redevelopment and repositioning of properties, including capital improvements, placemaking and mixed-use projects.[16] [8]

Geographic presence

Urban Edge Properties’ portfolio is concentrated along the Washington, D.C.–to–Boston corridor, with markets including New York/New Jersey, Boston, Philadelphia and Washington, D.C.; its portfolio also includes properties in Puerto Rico.[3][17] The 2025 year-end property schedule identifies properties in California, Connecticut, Maryland, Massachusetts, Missouri, New Hampshire and New Jersey.[18]

Geographic concentration is highest in the New York metropolitan area, which accounted for approximately 65% of annualized base rent at December 31, 2025. This is a base-rent measure, not a reported share of revenue.[19] The company’s principal executive office is at 12 East 49th Street, New York, New York; it also lists a management office in Maywood, New Jersey.[20][21] [18]

Business segments

Urban Edge Properties reports one operating and reportable segment, comprising its retail shopping center and mall operations. The company does not divide operating results geographically; its portfolio focus is retail real estate in urban communities, primarily along the Washington, D.C.–Boston corridor.[22][23]

Accordingly, the sole reportable segment represents 100% of reported operations. For the six months ended June 30, 2026, it generated $237.2 million in property revenues and $149.6 million in Property NOI.[24] [22]

Company history

Urban Edge Properties was spun off from Vornado Realty Trust on January 15, 2015, with Vornado shareholders receiving one Urban Edge share for every two Vornado shares. Its shares began regular-way trading on the New York Stock Exchange under the symbol UE the following day. At year-end 2015, the company reported a portfolio of 80 shopping centers, three malls and an adjacent warehouse park.[25]

The company expanded in 2017 by acquiring a seven-property retail portfolio of approximately 1.5 million square feet for $325 million.[28][29] In subsequent years, it added properties including Woodmore Towne Centre in 2021, The Shops at Riverwood in 2022, and Boston-area Shoppers World and Gateway Center in 2023.[30] In 2024, it acquired Heritage Square and Ledgewood Commons, as well as The Village at Waugh Chapel, while also selling a Home Depot property in Union, New Jersey.[33][34] [25]
