Overview

The Unite Group plc is a UK-focused student-accommodation property company. Through its Unite Students business, it develops, owns and operates purpose-built student housing and works with universities and investment joint ventures; its stated purpose is “Home for Success.” [1]

At 30 June 2026, Unite reported a portfolio of 72,000 beds across 22 UK cities.[4][5] For the year ended 31 December 2025, it reported group revenue of £332.8 million and a workforce of 2,020 people at year-end.[6][7] [2]

Products & services

Unite Group’s student accommodation product includes en-suite rooms with private bedrooms and bathrooms plus shared flat facilities, self-contained studios with private bathrooms and kitchens, and non-en-suite rooms with private bedrooms and shared facilities. A 2024 room-type disclosure showed a mix of 85% en-suite, 10% studios and 5% non-en-suite rooms.[8][9]

Accommodation services include ultrafast Wi‑Fi, contents insurance, electricity, heating and water within fixed rent. Depending on the property, facilities include social spaces, study areas and gyms.[10] The company also provides resident support through customer-facing teams and university partners, including its Support to Stay framework.[11]

Its digital services include a student app, which the 2025 Annual Report said was used monthly by 46,000 students, and a 24/7/365 operating platform supported by its PRISM technology platform.[12] The same report described a combined portfolio of approximately 72,000 beds, including 64,000 at Unite Students and 7,700 at Empiric.[12] [8]

Geographic presence

Unite Group’s property operations are located exclusively in the United Kingdom; the company reports a single geographical segment, with no regional revenue breakdown indicated. Its largest listed city concentrations by bed count are London (12,578), Manchester (5,639), Liverpool (5,340), Birmingham (4,986), Bristol (4,488), Leeds (4,421), Newcastle (3,762) and Glasgow (2,277).[12]

The company lists its registered office in Bristol and an additional office in London. No geographic breakdown of employees is provided in the cited sources.[13] [12][13]

Business segments

Unite Group reports two operating segments: **Operations**, which manages rental properties held directly or through joint ventures and earns rental income and asset-management fees; and **Property**, which focuses on property acquisition and development. The Board monitors the business through these activity lines, while joint ventures are included in the relevant segment information. The company also identifies the UK as its geographic segment.[14] FY2025 results continued to identify Operations and Property as the reportable segments.[18]

As an approximate contribution measure, for the six months ended 30 June 2025 Operations recorded a segment result of £125.9m and Property recorded a loss of £0.8m. Relative to their combined net segment result, that is approximately 100.6% from Operations and –0.6% from Property; this is a segment-result comparison, not a revenue split.[19] As an alternative portfolio classification—not the reportable operating segments—FY2024 EPRA gross rental income comprised like-for-like properties (86.9%), development property (1.7%) and other properties (11.4%).[20] [14]

Company history

Unite Group was founded in Bristol in 1991 and opened its first student-accommodation property there in 1992, followed by its first London property in 1998. It listed on AIM in 1999 and moved to the London Stock Exchange Main Market in 2000. In 2006, it established the Unite UK Student Accommodation Fund (USAF), expanding its use of investment-fund partnerships.[21]

In 2012, Unite formed the London Student Accommodation Vehicle, a 50:50 joint venture with GIC Real Estate. In 2015, USAF agreed to acquire a portfolio of about 2,100 beds across eight assets. Richard Smith succeeded Mark Allan as chief executive in 2016. Unite completed its £1.4 billion acquisition of Liberty Living in 2019, adding a portfolio of roughly 24,000 beds, and joined the FTSE 100 in June 2022. Joe Lister succeeded Smith as chief executive on 1 January 2024.[22] [21]
