Overview
Tanger Inc. is a self-administered and self-managed real estate investment trust (REIT) that develops, owns, operates and manages outlet and open-air retail centers. Its centers bring together branded retailers selling goods to consumers, and its portfolio spans the United States and Canada.[1][2]
As of June 30, 2026, Tanger reported 31 consolidated outlet centers and four open-air lifestyle centers, totaling approximately 14.3 million square feet; it also held interests in six unconsolidated centers, including two in Canada.[1][3] The company reported one operating segment.[4] Its mission is “to create shopping destinations that entertain, inspire, and bring our communities together.” [5]
Founded in 1981, Tanger reported FY2025 revenue of $581.6 million and 477 employees as of December 31, 2025.[6][7] [1][2][3][4][5][6][7]
Products & services
Tanger’s core product is retail space in outlet and open-air shopping centers; it does not sell the merchandise itself. Its tenant assortment includes men’s, women’s and children’s apparel, athletic and athleisure wear, footwear, jewelry and accessories, beauty products, tableware, housewares, luggage and home goods. Tenants include established and digitally native brands, and some products are made specifically for outlet distribution and sold at discounts to regular retail prices.[2][8][9]
Services include leasing and managing retail space, monitoring tenant mix and store performance, and helping tenants resize or relocate. Leases commonly combine fixed rent with sales-based rent and tenant contributions to operating costs and promotion.[8][10] Tanger also offers its TangerClub points-and-rewards program, with app-based receipt uploads [11], and visitor amenities such as EV charging and family facilities at some centers [12]. The cited company materials do not provide merchandise-category shares of revenue or performance. [2][8][9][10][11][12][11][12]
Geographic presence
As of June 30, 2026, Tanger Inc.’s portfolio included 35 consolidated centers totaling 14.294 million square feet, six unconsolidated joint-venture centers totaling 2.113 million square feet, and one managed center totaling 457,000 square feet. The joint-venture schedule includes properties in Ontario, Canada, and Charlotte, North Carolina.[13][14]
At December 31, 2025, the company’s consolidated centers were located in 21 U.S. states: Alabama, Arizona, Arkansas, Connecticut, Delaware, Florida, Georgia, Kansas, Louisiana, Michigan, Mississippi, Missouri, New Hampshire, New Jersey, New York, North Carolina, Ohio, Pennsylvania, South Carolina, Tennessee, and Texas. South Carolina represented 12% of consolidated center square footage, New York 10%, Alabama 9%, Georgia 8%, and Pennsylvania 7%.[15][16] Tanger also reported a corporate headquarters in Greensboro, North Carolina, and a regional office in New York, New York.[17][18] The reviewed reporting does not provide geographic revenue percentages or an employee distribution by location. [13][14][15][16][16][16][16][16][17][18]
Business segments
Tanger Inc. reports **one reportable segment**, comprising its shopping-center operations. Although each shopping center is treated as an operating segment, Tanger aggregates them because they have similar economic characteristics and provide similar products and services to similar customer and tenant classes. Accordingly, the company’s consolidated operations are reported in that single segment; it does not disclose a financial contribution split among outlet, lifestyle, or geographic categories.[4]
The portfolio includes outlet centers and open-air lifestyle centers. As of June 30, 2026, Tanger had 31 consolidated outlet centers and four consolidated lifestyle centers—approximately 89% and 11%, respectively, by consolidated center count, not by revenue, NOI, assets, or GLA. Tanger also had interests in six unconsolidated centers, including two in Canada, and managed one center; these are portfolio distinctions, not separately reported segments.[1][3] [4][1][3]
Company history
Tanger was founded in 1981, when Stanley K. Tanger opened its first outlet center in Burlington, North Carolina. The company completed its initial public offering in 1993, becoming the first outlet-only REIT listed on the New York Stock Exchange; it had 17 centers at the time.[19][20][21] In 2009, Stanley’s son Steven B. Tanger became President and CEO, while Stanley moved to the role of Chairman.[22]
Tanger expanded beyond the United States with the 2014 opening of Tanger Outlets Ottawa, its first ground-up outlet center in Canada.[23] In 2021, Stephen Yalof became CEO and Steven Tanger became Executive Chair, as the company marked 40 years since its first center.[19][6] In 2023, the company adopted the name Tanger Inc., reflecting a broader identity than its former Tanger Factory Outlet Centers name.[24][25] From 2023 through 2025, it added open-air lifestyle properties through acquisitions including Asheville, Bridge Street Town Centre, The Promenade at Chenal, Pinecrest, and Kansas City at Legends, while selling Tanger Outlets Howell in 2025.[26] [19][20][21][22][23][6][24][25][26][20][21][22][23][6][25]
