Sun Hung Kai Properties is a property developer and investor whose principal businesses span Hong Kong, mainland China and Singapore. It develops and leases residential and commercial properties and operates hotels in Hong Kong and mainland China. Its other businesses include telecommunications, transport infrastructure and logistics, and data centres.[1][2]

The company describes its guiding approach as “Building Homes with Heart,” emphasizing property quality, thoughtful design and service to residents and tenants.[3][4] For the year ended 30 June 2025, it reported consolidated revenue of HK$79.7 billion and employed more than 38,000 people.[5][6] [1]

Products & services

Sun Hung Kai Properties develops residential properties and leases retail, office and residential space. Its projects include Cullinan Sky in Kai Tak, with about 1,500 homes across five high-rise towers, and Cullinan Harbour, which includes houses and duplexes among approximately 440 homes. Its retail properties include IFC Mall and Cullinan Sky Mall, a four-storey, approximately 220,000-square-foot centre linked to Kai Tak MTR station. Its office leasing portfolio includes IFC and the International Commerce Centre, while TOWNPLACE WEST KOWLOON offers flexible-length accommodation with shared facilities and resident services.[7]

The group also operates hotels including Four Seasons Hotel Hong Kong, The Ritz-Carlton, Hong Kong and W Hong Kong. Through SmarTone, it provides mobile telecommunications, 5G Home Broadband and enterprise solutions. SUNeVision supplies data-centre and connectivity services: its MEGA-i facility serves as a connectivity hub, while MEGA IDC provides power and infrastructure intended to support cloud and AI workloads.[13]

Other services include car-park and tunnel management through Wilson and logistics facilities at Hong Kong International Airport through the Airport Freight Forwarding Centre. In the year ended June 2025, property development and property rental accounted for approximately 38% and 27%, respectively, of combined segment revenue, which includes the group’s share of associates and joint ventures. Telecommunications contributed about 7% and data-centre operations about 3%.[18] [7]

Geographic presence

Sun Hung Kai Properties is based in Hong Kong, where its registered office is at Sun Hung Kai Centre in Wan Chai. Its property portfolio spans Hong Kong Island, Kowloon and the New Territories. On the Chinese mainland, its completed investment properties include projects in Beijing, Shanghai, Hangzhou, Nanjing, Suzhou, Wuxi, Guangzhou, Foshan and Chengdu.[22]

Hong Kong accounts for the largest share of its geographically identified property revenue. In the year ended 30 June 2025, Hong Kong generated HK$26.1 billion, or 75.6%, of property-development segment revenue, while the mainland generated HK$8.4 billion, or 24.4%. Property-rental segment revenue was HK$17.5 billion from Hong Kong (71.7%), HK$6.2 billion from the mainland (25.2%) and HK$0.8 billion from Singapore (3.1%). These segment figures include the group’s share of revenue from associates and joint ventures; they are not a breakdown of consolidated group revenue.[25][26] [22]

Sun Hung Kai Properties reports seven business segments. Based on combined segment revenue for the year ended 30 June 2025, property development accounted for approximately 38%, property rental 27%, transport infrastructure and logistics 10%, other businesses 9%, telecommunications 7%, hotel operations 6%, and data centre operations 3%. These percentages include the group’s share of revenue from associates and joint ventures, rather than only consolidated revenue.[26]

Property development covers property sales, while property rental covers income from investment properties. The company reports geographic breakdowns for both: Hong Kong contributed about three-quarters of property-development revenue and 72% of property-rental revenue; the remaining development revenue came from mainland China, while rental revenue also came from mainland China and Singapore.[26] Its other separately reported activities include hotel operations, SmarTone telecommunications services, transport infrastructure and logistics, and SUNeVision data-centre services. The “other businesses” line is not further defined in the segment-revenue table.[26] [26]

Company history

Sun Hung Kai Properties was publicly listed in Hong Kong in 1972, a milestone the company marked on its 50th anniversary in 2022.[29][30] Raymond Kwok became chairman in December 2011 after serving as vice-chairman for 21 years.[31] [29]
