Sumitomo Realty & Development Co., Ltd. is a Japanese real estate company established in 1949. Its core businesses are developing and leasing office buildings, developing and selling homes, housing construction and remodeling, and real estate brokerage. Its office-building portfolio is concentrated in central Tokyo; the company also undertakes overseas real estate development, including in India.[1]

Sumitomo Realty & Development leases office buildings, retail space and rental apartments. Its La Tour apartments offer hotel-style concierge services, staffed support and security. The company also operates Villa Fontaine urban hotels and resort hotels, and provides conference rooms and event halls under the Bellesalle name. Leasing generated approximately 42.8% of consolidated revenue in the fiscal year ended March 2025.[2]

Its residential products include City Tower and City House condominiums and J-URBAN custom-built detached homes. The housing business also offers Shinchiku Sokkurisan, a whole-house renovation service that retains existing structural elements as an alternative to rebuilding; projects can include seismic reinforcement, and the company offers condominium renovations. Residential sales accounted for approximately 29.1% of consolidated revenue in the fiscal year ended March 2025, while its housing segment, which includes custom homes and remodeling, accounted for approximately 20.1%.[11]

Additional services include condominium and office-building management and real-estate brokerage for existing condominiums, detached houses and land. Brokerage represented approximately 7.2% of consolidated revenue in the fiscal year ended March 2025.[11] [15]

Geographic presence

Sumitomo Realty & Development is headquartered in Shinjuku, Tokyo, and its office-leasing portfolio is heavily concentrated in the capital. The company reports that 95% of the portfolio is in Tokyo’s 23 wards, including 83% in seven central business district wards. Minato and Shinjuku are its largest individual ward concentrations, at 29% and 20% of the portfolio, respectively.[1]

Its condominium business focuses mainly on metropolitan markets, including Tokyo and Osaka. Other activities have a broader Japanese footprint: the company has reported remodeling-service coverage in 46 of Japan’s 47 prefectures, excluding Okinawa, while its brokerage subsidiary operates a nationwide office network. Outside Japan, the group undertakes property development and leasing in Mumbai, India, through Goisu Realty. Business segments

Sumitomo Realty & Development reports four principal businesses: Leasing, Sales, Construction (renamed Housing from FY2025), and Brokerage (renamed Step). Leasing covers office buildings, rental apartments, hotels, halls and retail facilities. Sales focuses on condominium sales; Housing covers custom homes and remodeling; and Step provides real-estate brokerage services. From FY2025, the company also moved condominium management from Leasing to Sales and interior sales from Construction to Sales.[24]

On the revised classification, revenue for the year ended March 2025 was ¥433.7 billion from Leasing (approximately 43% of consolidated revenue), ¥294.8 billion from Sales (29%), ¥204.3 billion from Housing (20%) and ¥73.2 billion from Step (7%). These shares are approximate and do not represent a complete reconciliation to consolidated revenue.[22] [24]

Company history

Sumitomo Realty & Development was established on December 1, 1949, as Izumi Real Estate, succeeding the real-estate business of Sumitomo Honsha after the postwar breakup of the Sumitomo conglomerate. It adopted its present name in 1957 and expanded into residential development during the 1960s, including condominium sales beginning in 1964. The company listed on the Tokyo and Osaka stock exchanges in 1970.[1][30]

The completion of the Shinjuku Sumitomo Building in 1974 marked a major step in its Tokyo office development; the company moved its headquarters there that year. It completed the Shinjuku NS Building and moved its headquarters again in 1982. Beyond office and condominium development, it expanded into custom homes in 1995 and home remodeling in 1996. Later large-scale developments included Izumi Garden Tower, completed in 2002, and Tokyo Nihombashi Tower, completed in 2015.[30] [1][30]
