Overview
Starwood Property Trust, Inc. is a publicly traded mortgage REIT and diversified real-estate finance company. It originates and acquires real-estate debt and related investments, including commercial mortgage loans, mezzanine debt, preferred equity and mortgage-backed securities. Its four business segments are Commercial and Residential Lending, Infrastructure Lending, Property, and Investing and Servicing.[1][2] Its investments are primarily backed by assets in the United States, Europe and Australia.[1]
The company’s stated investment objective is to generate attractive, stable shareholder returns, primarily through dividends, while making risk-adjusted investments.[3] For the year ended December 31, 2025, it reported $1.844 billion in revenue and had 324 full-time employees at year-end.[4][5] [1][2][4][5][3]
Products & services
Starwood Property Trust’s products are primarily real-estate and infrastructure financing. Its commercial real estate lending includes first-mortgage and bridge loans, mezzanine and subordinate debt, and preferred equity; residential lending is also included in its combined Commercial and Residential Lending business.[6][7][2] Infrastructure financing includes project-finance loans and other debt for power, energy, and infrastructure projects; project loans are generally supported by project cash flows and collateral in project assets and rights.[8][9]
The company also invests in stabilized real estate, including multifamily and affordable-housing properties, and in commercial real estate debt and commercial mortgage-backed securities. Its servicing offering includes special servicing of commercial mortgage-loan pools, for which fees are generally tied to the outstanding balance of loans under special servicing.[10][11][12] At year-end 2025, its commercial loans held for investment included first mortgages, mezzanine loans, and other loan types; weighted-average coupons were 7.0% for commercial first mortgages and 10.8% for mezzanine loans. These describe the portfolio, not fixed terms offered on every loan.[13] [2][9][12][13][13][6][7][8][10][11]
Geographic presence
Starwood Property Trust’s collateral exposure is primarily in the United States, Europe, and Australia. Its mortgage-loan schedule identifies U.S. regional exposures including the Northeast, Southeast, Southwest, Midwest, Mid-Atlantic, and West, alongside international loans. The schedule also reports an Australia mortgage with a face amount of $918.734 million and a carrying amount of $911.541 million at December 31, 2025; these figures are an individual exposure, not a complete regional allocation.[1][14]
The company does not report consolidated revenue or portfolio percentages by geography, and it does not provide employee counts by office or region. Its filing lists 324 full-time employees at operating subsidiaries at year-end 2025, with a majority of real-estate professionals located throughout the United States. The corporate headquarters is in Miami Beach, Florida.[15][5][16] [1][14][14][15][5][16]
Business segments
Starwood Property Trust reports four business segments: Commercial and Residential Lending, Infrastructure Lending, Property, and Investing and Servicing.[2] In the first half of 2026, their respective shares of combined segment revenue were approximately 64.4%, 12.0%, 11.4%, and 12.1%; for full-year 2025, the respective shares were approximately 67.2%, 13.8%, 6.8%, and 12.2%. These approximate percentages are calculated from the four segments’ reported revenues, before corporate items and securitization-VIE eliminations.[17][18]
Commercial and Residential Lending focuses on commercial real estate and residential lending.[6] Infrastructure Lending finances infrastructure projects.[8] The Property segment covers direct property investment and ownership.[10] Investing and Servicing encompasses commercial real estate debt investing and related investing and servicing activities.[11] The revenue shares above indicate that lending—particularly Commercial and Residential Lending—accounted for the largest portion of segment revenue in both periods.[17][18] [2][17][18][6][8][10][11]
Company history
Starwood Property Trust began operations after completing its IPO in August 2009, having been established by Starwood Capital Group during the global financial crisis.[19][20]
In April 2013, the company acquired LNR for $730.5 million, adding real-estate special servicing and related asset-management activities.[21][22] In January 2014, it spun off its single-family-rental business as Starwood Waypoint Residential Trust.[23]
The company expanded beyond commercial real-estate lending by entering residential mortgage lending in 2016 and infrastructure lending in 2018, including through its acquisition of GE’s Energy Project Finance business.[20][24] In July 2025, it completed its approximately $2.2 billion acquisition of Fundamental Income Properties, expanding into net-lease real estate.[25] [19][20][21][22][23][24][25][20][25]
