Overview

SL Green Realty Corp. is a U.S. office-focused real estate investment trust whose stated focus is acquiring, managing and maximizing the value of commercial properties in Manhattan. Its activities include owning and operating office and retail properties, as well as property development and redevelopment.[1]

The company is concentrated in the New York metropolitan area. At December 31, 2025, its core portfolio included 44 properties totaling approximately 26.2 million square feet, including 26 Manhattan office properties totaling approximately 23.3 million square feet. Consolidated revenue for 2025 was approximately $1.003 billion.[2] SL Green describes its property-management and construction team as comprising more than 250 professionals, in addition to over 1,000 frontline workers; this is a team-size indicator, not a reported total company headcount.[3] [2]

Products & services

SL Green’s principal property product is Manhattan office space, leased to commercial tenants in its owned and joint-venture buildings. Examples include One Vanderbilt, a 54-floor office tower with more than 1.6 million rentable square feet, column-free floors, and a 30,000-square-foot tenant amenity floor with an auditorium, boardroom, social space, outdoor terrace, and dining; and One Madison Avenue, a 27-story, 1.4-million-square-foot tower featuring floor-to-ceiling windows, largely column-free space, fresh-air HVAC, rooftop terraces, and tenant amenity areas.[4][5] The company also leases retail space, including retail locations at 760 Madison Avenue, 313 West 33rd Street—The Olivia, and 690 Madison Avenue.[6]

A distinct visitor-facing offering is SUMMIT One Vanderbilt, a paid, 65,000-square-foot immersive attraction and observatory with art installations, an outdoor terrace, and glass elevators; named experiences include AIR, LEVITATION, and ASCENT.[7] The company also offers property management and construction services, leasing, building operations and maintenance, renovation management, and tenant services such as online maintenance requests.[3]

For fiscal 2025, reported segment revenues were $788.6 million for Real Estate, $122.3 million for SUMMIT, and $92.1 million for debt and preferred equity (DPE), out of $1,003.0 million total—approximately 78.6%, 12.2%, and 9.2%, respectively. These are segment revenue shares, not revenue percentages for individual property types or services.[10] [6]

Geographic presence

SL Green Realty Corp.’s real estate operations are concentrated in the New York metropolitan area, principally Manhattan, with investments outside Manhattan identified as suburban properties. Its 2025 annual report lists Manhattan properties across submarkets including Midtown, Grand Central, Times Square, Rockefeller Center, Downtown and SoHo.[11]

At December 31, 2025, the company’s Manhattan office-property table reported 23,349,485 square feet in total, including consolidated and unconsolidated interests; this figure covers Manhattan office properties, not the entire portfolio. The reviewed filings do not provide rental revenue or income percentages by geographic region.[14][15]

The company’s corporate office is at One Vanderbilt Avenue in Midtown Manhattan. At December 31, 2025, it reported 1,289 employees, including 337 working in its corporate offices; the filing does not provide a more detailed geographic distribution of employees.[16] [11]

Business segments

SL Green reports three segments: Real Estate, focused on real estate ownership and operations; SUMMIT, its SUMMIT operating business; and DPE, which conducts debt and preferred-equity investment activity [17]. By reported segment revenue, the approximate mix was 83% Real Estate, 11% SUMMIT, and 7% DPE for the six months ended June 30, 2026 [17]. The full-year 2025 revenue mix was approximately 79%, 12%, and 9%, respectively [10]. [17]

Company history

SL Green’s roots date to 1980, when Stephen L. Green founded the predecessor real-estate business. SL Green Realty Corp. was formed in June 1997 to combine that business and completed its public offering that year.[18]

The company expanded through major property transactions, including its agreement to acquire Reckson Associates in 2006, a deal completed in 2007, and its 2015 acquisition of 11 Madison Avenue.[21]

A multiyear site assembly that began with an acquisition in 2001 led to the development and opening of One Vanderbilt on September 14, 2020. In its leadership history, Marc Holliday became CEO in 2004 and board chair in 2019; Harrison Sitomer was promoted to president and chief investment officer in March 2026.[24] [19]
