SHAFTESBURY CAPITAL

Updated

Overview

Shaftesbury Capital is a London-focused real-estate investment trust that owns and manages mixed-use property in the West End. Its portfolio brings together retail, restaurants and bars, offices, and residential apartments across districts including Covent Garden, Carnaby, Soho and Chinatown; the company has described its lettable space as approximately 2.8 million sq ft.[1][2] Its stated purpose is “investing to create thriving destinations in London’s West End where people enjoy visiting, working and living.” [3]

The business is concentrated in London rather than spread across multiple international markets. Its latest published interim results as of 4 October 2026 report £122.7 million of revenue for the six months ended 30 June 2026; FY2025 reported IFRS revenue was £216.3 million.[4][5] The current company was formed through the 2023 merger of Capital & Counties Properties and Shaftesbury.[6] [1]

Products & services

Shaftesbury Capital’s offerings comprise retail, food and beverage (F&B), office and residential space across Covent Garden, Carnaby | Soho and Chinatown. Its retail offer includes shops and experience-led brand concepts; examples include Nespresso and Dolce & Gabbana in Covent Garden, and Charlotte Tilbury, MAC Cosmetics, Tala and Farm Rio in Carnaby | Soho. In 2025, the company reported 30 new retail openings and 24 new dining concepts. Its portfolio includes nearly 400 F&B units, with dining options across cuisines, formats and price points; examples include ALTA, with two floors and an outdoor terrace, Padella and Darjeeling Express in Soho.[7]

The portfolio also includes office space and 659 apartments; the company describes the residential offer as period buildings with modern specifications. In FY2025, retail, F&B, offices and residential represented 35%, 36%, 18% and 11% of annualised gross income, respectively. These are annualised gross-income mix figures, rather than revenue shares.[11][12] [7]

Geographic presence

Shaftesbury Capital’s operating footprint is concentrated in London’s West End, United Kingdom. Its portfolio is located in Covent Garden, Carnaby and Soho, and Chinatown; Covent Garden includes Seven Dials, while the Soho holdings focus on Berwick, Beak and Broadwick Streets.[2]

At 31 December 2025, portfolio value under management was £5,405.2 million: Covent Garden £2,825.5 million (52%), Carnaby | Soho £1,816.9 million (34%), and Chinatown £762.8 million (14%). Annualised gross income was £215.0 million, split between Covent Garden £109.5 million (51%), Carnaby | Soho £72.2 million (34%), and Chinatown £33.3 million (15%). These are portfolio and annualised gross-income measures, not revenue by geography.[15]

The company’s registered office and head office are at Regal House, 14 James Street, London, WC2E 8BU, United Kingdom. Its 2025 results separately report revenue for Covent Garden and “Other,” but do not provide a revenue split across all three portfolio areas.[16] [2]

Business segments

For FY2025, Shaftesbury Capital reported two operating segments: **Covent Garden** and **Other**. Covent Garden was reported separately from 1 April 2025 following the NBIM partnership; “Other” is the remaining segment. The company’s portfolio is also described through the destinations Covent Garden, Carnaby | Soho and Chinatown. The available reporting does not explicitly define “Other” as those latter two destinations, so that mapping is best treated as an inference.[19][15]

FY2025 segment revenue was £108.9m for Covent Garden and £107.4m for Other, or approximately **50.3%** and **49.7%** of total revenue, respectively (calculated from reported segment figures). The company highlights asset-management activity particularly in Covent Garden and Carnaby | Soho.[18][20] [19]

Company history

Shaftesbury was formed in 1986 by Peter Levy and members of his family with £10 million in initial capital. It acquired its first Chinatown properties that year and listed on the London Stock Exchange in 1987. Subsequent acquisitions in Chinatown, Carnaby and Seven Dials between 1988 and 1995 expanded its West End portfolio.[21][22]

In 2006, Capital & Counties Properties (Capco) acquired Covent Garden’s Market, Piazza and nearby properties; Shaftesbury became a REIT in 2007. Capco demerged from Liberty International and became an independent listed company in 2010. On 6 March 2023, Capco and Shaftesbury completed an all-share merger, creating Shaftesbury Capital PLC and combining their West End portfolios.[21] [23]
