Open House Group Co., Ltd. is a Tokyo-based real estate group focused primarily on housing in Japan. Its businesses include developing and selling single-family homes and residential land, condominiums, and property resale. The group also operates a U.S. real estate business. Its stated mission is to pursue customers’ needs and deliver valuable real estate.[1]

Founded in 1997, the group reported consolidated net sales of ¥1.34 trillion for the fiscal year ended September 2025 and had 6,620 employees as of September 30, 2025.[1][4] [1]

Products & services

Open House Group’s housing products include built-for-sale detached homes and residential land, with an emphasis on compact urban sites. Its services span land acquisition, home planning and construction, brokerage and sales. The group also develops and sells new condominiums under the OPEN RESIDENCIA name; its condominium work covers site acquisition, planning, development and sales.[5][6]

For investors, the group resells investment properties and offers U.S. real estate through a service covering property selection, purchase, renovation and management, with Japanese-language support for investors in Japan. In fiscal 2025, detached-home-related activities accounted for 50.6% of reported consolidated sales, condominiums 5.5%, and property resale 16.4%. U.S. real estate was included in an “Others” category representing 11.3% of sales, rather than disclosed as a separate percentage.[7] [7]

Geographic presence

Open House Group is headquartered in Tokyo, and its domestic sales network is concentrated in Japan’s metropolitan area, Nagoya, Kansai and Fukuoka. As of September 2025, it reported 75 sales centers: 49 in the metropolitan area, 11 in Nagoya, 10 in Kansai and five in Fukuoka.[1][11]

The group also operates a U.S. real-estate business that sources properties for investors in Japan and provides renovation and property-management services. Its U.S. office locations include Dallas and Houston, Texas; Atlanta, Georgia; and Los Angeles, California. The company reported ¥100 billion in sales from its U.S. real-estate business for the year ended September 2025; this is a business-line figure, not a country-by-country revenue split.[8] [11]

Business segments

Open House Group reports five business segments. In the fiscal year ended September 2025, single-family homes related accounted for approximately 50% of sales to external customers; property resale, 16%; Pressance Corporation, 17%; Other, 11%; and condominiums, 5%. The percentages are rounded and use external-customer sales rather than sales between group businesses.[14]

The single-family homes related segment covers real-estate brokerage, development and sale of detached houses and residential land, and home construction contracts. The condominium segment develops and sells new condominiums. Property resale acquires income-producing real estate, principally small rental apartment buildings and offices, and sells it to investors after measures such as leasing or renovation.[15]

Pressance Corporation is reported separately from the condominium segment and focuses primarily on developing and selling studio and family condominiums. Other includes U.S. real-estate sales and related consulting, property-management and financial services, as well as housing-loan activities; U.S. real estate is not reported as a standalone segment.[19] [15]

Company history

Masaaki Arai founded Open House in Tokyo in 1997 as a brokerage for newly built detached homes. The company began selling its own newly built houses in 2001 and expanded its homebuilding capacity through the acquisition of Soken Build later that year. It established Open House Development under that name in 2006 and expanded its sales network into Kanagawa in 2007.[23][24]

Open House listed on the Tokyo Stock Exchange’s First Section in 2013. It acquired homebuilder Asakawa Home in 2015, later renaming it Open House Architect, and added Hawk One to the group in 2018. Pressance Corporation became a consolidated subsidiary in 2021. In January 2022, the company adopted the name Open House Group Co., Ltd. as it shifted to a holding-company structure.[25] [23]
