Its third-party services range from development-only assignments to turnkey real estate projects.[1] The company’s business is focused on Switzerland, with a significant presence in the Zurich and Lake Geneva regions.[2] Mobimo states its purpose as “We create living spaces that offer quality of life.” [3]

Mobimo’s principal offerings are rental properties and real-estate development products, including homes for sale, commercial premises and mixed-use projects. Its development services range from market analysis and project planning to implementation, including turnkey delivery for third parties.[6][7]

In FY2025, rental income was CHF 145.5 million, or 41.1% of total revenue, while development projects and sales of trading properties generated CHF 200.5 million, or 56.7%; other income was CHF 7.8 million, or 2.2%.[4]

Examples of specified residential products include 65 mid-market condominiums at Köniz-Niederwangen, designed as a 2000-watt site and Plus-Energie district; 19 timber-built condominiums at Lausanne’s Avenue de Beaumont 76, designed to Minergie-P-ECO; and a mixed residential-commercial building at Kloten’s Lindenstrasse/Bahnhofstrasse, with 36 apartments, office space and approximately 380 m² of commercial premises, designed to the Minergie standard.[8][9] [4]

Geographic presence

Mobimo’s reported property portfolio is located in Switzerland, with holdings across seven market regions: Zurich, Lake Geneva, north-western Switzerland, central Switzerland, eastern Switzerland, western Switzerland and Berne. At year-end 2025, the regions accounted for 46.3%, 34.6%, 9.2%, 7.3%, 1.6%, 0.8% and 0.2% of the portfolio, respectively.[2][10]

Zurich had 33 properties, Lake Geneva 54, north-western Switzerland 11, central Switzerland 8, eastern Switzerland 5, western Switzerland 2 and Berne 1. These portfolio and target-rent figures are not realized revenue shares by region.[10] The annual report states total property rental income of CHF 145.5 million for 2025; the reviewed materials do not provide revenue allocations by region or country.[11]

At year-end 2025, Mobimo reported 180 employees by headcount: 129 in the Zurich area and 51 in French-speaking Switzerland. The corresponding full-time employee counts were 95 and 32; a separate personnel disclosure reports 165.8 year-end FTE.[5][12] The company identifies Küsnacht and Lausanne as its German- and French-speaking Swiss locations.[13] [2]

Business segments

Mobimo reports two business segments: **Real Estate** and **Development**. Real Estate focuses on income-generating long-term investment properties, including residential and commercial buildings, alongside portfolio optimisation and property, tenant and facility management. Development includes project development and the sale of trading properties, as well as rental and other income reported in the segment results.[14][4]

For 2025, Real Estate generated CHF 149.3 million of segment revenue, approximately 42% of the CHF 353.8 million total; Development generated CHF 204.5 million, approximately 58%. By segment EBIT before reconciliation, Real Estate contributed CHF 182.0 million (about 70%) and Development CHF 76.5 million (about 30%). These shares are calculated from the reported segment figures.[4] Residential and commercial properties are not reported as separate operating segments; they form part of the Real Estate portfolio.[4] [14][4]
