Meritage operates in 12 U.S. states across the West, Central and East regions, with 25 markets reported in its FY2025 investor presentation; it has no reported international operating footprint in the cited materials.[3] Its stated mission is to help make the American dream attainable for more people by building affordably priced, energy-efficient homes.[4]
For scale, Meritage reported $5.8 billion in home-closing revenue for FY2025 and 1,860 full-time employees as of December 31, 2025.[5][6] [1][2][3][5][4][6]
Products & services
Meritage Homes’ core products are move-in-ready homes designed primarily for entry-level and first-time move-up buyers. Homes are generally pre-started from preselected plans and features, with a streamlined construction and sales process; the company also describes a 60-day closing-ready guarantee and an emphasis on move-in-ready inventory.[2]
Home features described by the company include spray-foam insulation, Low-E windows and high-performance HVAC, along with open floor plans and curated designer-selected finish collections. Move-in-ready offerings may include preselected flooring, cabinetry, countertops and fixtures, a Whirlpool appliance suite and whole-home blinds; features may vary by home and community.[7][8][9][10][11][12]
The company also provides post-closing warranty support, with coverage described as one year for workmanship and materials, two years for major mechanical systems, and typically up to 10 years for structural defects; terms vary by state. Affiliated services include MTH Mortgage and Carefree Title, which buyers are not required to use.[13][14][15]
Management has described a long-term target product mix of roughly two-thirds entry-level and one-third first-move-up homes. The latter may offer wider plans and upgraded finishes; this is a strategic target, not a reported share of revenue, orders or closings. The latest reviewed quarterly filing did not provide product-type performance percentages.[16][17] [2][12][13][16][17][7][8][9][10][11][14][15]

Business segments
Meritage identifies homebuilding and financial services as its principal business segments. Homebuilding is reported across three geographic segments: **West** (Arizona, California, Colorado and Utah), **Central** (Texas and Tennessee), and **East** (Alabama, Florida, Georgia, Mississippi, North Carolina and South Carolina). Tennessee was reclassified from East to Central effective January 1, 2025.[23][24][25][26][27]
For FY2025, West contributed approximately **31.7%**, Central **31.9%**, and East **36.4%** of home-closing revenue, based on each region’s reported home-closing revenue divided by the three regions’ total. These shares exclude land-closing revenue and financial services.[20] Financial services provides homebuyers with title and escrow, mortgage, and insurance services; the company does not disclose a comparable financial-services revenue share in the segment results.[1][20] [23][24][25][26][27][20][20][20][20][1]
Company history
Meritage Homes was founded in Arizona in 1985 by Steven J. Hilton and William W. Cleverly as Monterey Homes, a semi-custom homebuilder. It began trading publicly in January 1997 and combined with Texas-based Legacy Homes that year; in 1998, the company adopted the Meritage name.[28][29][30]
The company expanded through acquisitions and new-market entry, including the 2002 acquisition of Hammonds Homes’ homebuilding assets, its entry into Nashville through the 2013 acquisition of Phillips Builders, and expansion into Atlanta and Greenville, South Carolina, in 2014.[31][32] In 2021, Phillippe Lord became CEO, succeeding Hilton, who became executive chairman.[33] In 2024, Meritage acquired Elliott Homes, entering Gulf Coast markets; in 2025, it marked its 40th anniversary and reported delivering its 200,000th home.[34][28] [32][28][29][30][31][33][34]
