Kite Realty Group Trust is a U.S. real estate investment trust that owns and operates open-air shopping centers and mixed-use destinations, including grocery-anchored properties. Its portfolio is focused on the United States, particularly Sun Belt markets and select strategic gateway markets. As of June 30, 2026, the company reported interests in 165 assets totaling approximately 26.4 million square feet.[1][2]
Kite Realty reported $396.955 million in total revenue for the six months ended June 30, 2026, and had 228 employees as of December 31, 2025.[3][4] The company has been publicly listed since 2004; its stated approach emphasizes hands-on portfolio management and long-term stakeholder value.[1] [1][2][3][4]
Products & services
Kite Realty Group Trust’s principal property offerings are open-air shopping centers, including grocery-anchored neighborhood centers and lifestyle or mixed-use destinations. As of June 30, 2026, its portfolio comprised 165 properties totaling approximately 26.4 million square feet of gross leasable area. Examples include Chastain Market, a retail-and-office property in Atlanta, and Founders Square, a multi-tenant retail property in Naples.[1][5]
The company develops, leases, operates, and invests in these properties. Its leasing and property operations include working with retailers on store plans and repositioning spaces as tenant needs change. Property income includes contractual base rent, tenant reimbursements for common-area maintenance, insurance and real-estate taxes, and sales-based overage rent.[1][6][7] [1][5][6][7]
Geographic presence
Kite Realty Group Trust’s portfolio is concentrated in Sun Belt markets and select U.S. gateway markets. At year-end 2025, it reported 167 operating retail and mixed-use properties across 24 states, totaling approximately 26.9 million square feet; it also owned two standalone office properties. The 24 states are Texas, Florida, Virginia, Maryland, Georgia, North Carolina, Tennessee, Oklahoma, South Carolina, Washington, Nevada, Arizona, Utah, California, Indiana, Illinois, Michigan, Missouri, Ohio, New York, New Jersey, Massachusetts, Connecticut and Pennsylvania.[8][9][10]
The company’s geographic-diversity table reports weighted annual base rent (ABR) concentrated in the South (64.1%), followed by the West (14.3%), Midwest (13.3%) and Northeast (8.3%). The table covers 169 properties, a different portfolio count from the 167 operating retail and mixed-use properties reported in the narrative.[10] The company does not report revenue by state or region; it identifies one operating segment and does not group operations geographically for segment reporting.[8][11]
Kite Realty Group Trust’s principal executive office is in Indianapolis, Indiana.[12] [8][9][10][11][12]
Business segments
Kite Realty Group Trust reports one reportable segment: its portfolio of operating properties. Although each property is an operating segment, the company aggregates them into one reportable segment because their economic characteristics, operations and customers are similar. The portfolio focuses on owning and operating open-air shopping centers and mixed-use assets, primarily grocery-anchored properties in Sun Belt and select gateway U.S. markets; revenue is chiefly generated from contractual tenant rent and reimbursements.[13]
The sole reportable segment therefore represents approximately 100% of reported segment revenue and NOI. For FY2025, it generated $837.963 million in revenue and $619.481 million in NOI; for the six months ended June 30, 2026, it generated $393.187 million in revenue and $285.368 million in NOI. NOI is the measure used to evaluate segment performance and allocate resources.[14][15][16] [13][14][15][15][16][16]
Company history
Kite Realty Group’s business roots date to 1960, when Alvin E. Kite Jr. founded a predecessor interior-construction business. John A. Kite led the predecessor Kite Companies from 1997; the public REIT was formed in March 2004 and completed its IPO that August, offering 16.3 million shares at $13 each.[17][18][19]
In December 2008, John A. Kite became chairman after Alvin E. Kite Jr. retired from that role. A major expansion followed in 2014, when the company completed its approximately $2.1 billion merger with Inland Diversified Real Estate Trust.[17][20]
In 2021, Kite completed its $7.5 billion merger with Retail Properties of America, with Kite Realty Group Trust as the surviving company. The combination further expanded its open-air, grocery-anchored shopping-center business.[21]
