Kimco Realty Corp. is a U.S. real estate investment trust (REIT) that owns, manages, develops and operates open-air shopping centers, primarily grocery-anchored, along with mixed-use properties. Its centers provide everyday goods and services and commonly include off-price retailers, discounters and service businesses. The company describes its mission as creating destinations for everyday living that foster community and deliver value to stakeholders.[1][2]

Kimco’s portfolio is concentrated in first-ring suburbs of major U.S. metropolitan areas, including coastal markets and Sun Belt cities. As of June 30, 2026, it had interests in shopping-center properties across 29 states: 564 shopping-center properties totaling 99.5 million square feet of gross leasable area, plus 65 other property interests totaling 5.1 million square feet. The company reports more than 65 years of experience owning and operating open-air shopping centers.[1][3] [1]

Products & services

Kimco Realty’s primary offering is leased retail space in open-air, grocery-anchored shopping centers and mixed-use properties. Lease-related income includes base rent, expense reimbursements, percentage rent, termination fees and ancillary income. As of June 30, 2026, the portfolio included interests in 564 U.S. shopping centers totaling 99.5 million square feet of gross leasable area, alongside other property and investment interests.[3][4]

Its Lifestyle Collection™ concept combines retail space with curated tenant mixes that can include premium fashion and lifestyle brands, food and beverage, entertainment, specialized grocery and everyday-needs retailers. Kimco describes the format as supporting experiential amenities and programming at its centers.[5]

Related services include conventional and specialty leasing, including short-term space for pop-up and seasonal businesses; tenant support such as maintenance assistance, online rent payment and curbside-pickup support; and property management and tenant onboarding. Kimco also redevelops and re-tenants properties, including projects that may combine retail with residential, office, hotel or other uses.[8] [3]

Geographic presence

At year-end 2025, Kimco Realty’s consolidated operating portfolio consisted of 458 shopping-center properties totaling 79.5 million square feet, all located in the United States, including Puerto Rico. Its portfolio is concentrated in 19 major Sun Belt and coastal metropolitan markets; these markets accounted for 82% of proportionate annualized base rental revenue. Kimco separately reports owning seven shopping-center properties in Puerto Rico.[14]

Kimco’s executive offices are at 500 North Broadway, Suite 201, Jericho, New York. At December 31, 2025, the company employed 710 people: 32% worked at the corporate office, while the remainder worked from 30 offices across the United States or remotely. The filing does not provide employee counts by region or state-level revenue shares.[17][18] [14]

Business segments

Kimco Realty reports one operating segment: ownership and operation of open-air, grocery-anchored shopping centers and mixed-use properties. Although individual properties are operating segments, the company aggregates them into a single reportable segment because they share similar economic characteristics and operating strategies. It does not report separate geographic or property-type segments, so there are no separately disclosed segment contribution percentages.[18][19]

For context—not as a segment split—FY2025 consolidated revenue was approximately 99.1% rental-property revenue and 0.9% management and other fee income.[20] The portfolio included 458 shopping-center properties at December 31, 2025.[14] [18]

Company history

Milton Cooper and Marty Kimmel founded Kimco’s predecessor in 1960; the company’s filings distinguish that founding from its predecessor’s organization in 1966, incorporation in 1973, and consolidation of predecessor operations in 1985.[21][22] Kimco completed its initial public offering in 1991 and elected REIT status beginning in 1992.[22]

The company expanded through a series of major transactions, including its 1998 merger with Price REIT, the 2003 acquisition of Mid-Atlantic Realty Trust, and the 2006 Pan Pacific acquisition; it also joined the S&P 500 in 2006.[23] Conor Flynn became CEO in 2016, succeeding David Henry.[26]

Kimco completed its merger with Weingarten Realty in 2021.[27] In January 2024, RPT Realty merged into Kimco, adding 56 open-air shopping centers with 13.3 million square feet of gross leasable area.[28] In 2025, Cooper retired as executive chairman and became chairman emeritus, while Richard Saltzman became independent board chair.[21] [22]
