Products & services
Kilroy Realty’s products are rentable office, life-science and mixed-use spaces. As of June 30, 2026, its stabilized portfolio included 123 office and life-science properties totaling approximately 17.1 million rentable square feet; the figure excludes potential development sites.[1] Its 2025 year-end portfolio description also covers mixed-use properties and 1,001 residential units.[6] Mixed-use developments may combine office, residential, retail and other commercial space.[7]
The company offers several office lease formats: full-service gross, modified gross, triple net and modified net. At year-end 2025, these accounted for 22%, 26%, 46% and 6%, respectively, of annualized office base rental revenue.[8] Lease-related revenue also includes base rent, recoveries of common-area maintenance, taxes and other costs, parking, and other items.[9] Kilroy’s property amenities include conference and meeting spaces, fitness and wellness facilities, lounges, outdoor areas, restaurants and roof decks; availability varies by property.[10]
At selected properties, Kilroy markets lab and office space with flexible floor plates and robust infrastructure, and campuses offering laboratory and research-and-development space.[11][12] The company does not provide a general portfolio-wide engineering specification for these spaces in the cited materials. Its 2025 annualized base-rent mix by tenant industry was 51% technology, 19% life science and health care, 9% professional/business/other services, 7% finance/insurance/real estate, 6% media and 8% other industries; these figures describe tenant industries, not product-type revenue.[13] [1][6][7][8][9][13][10][11][12]

Business segments
Kilroy Realty reports one operating segment and one reportable segment, conducting its business on a consolidated basis. Accordingly, that single reported segment represents 100% of consolidated operations; the company does not report separate segment contributions by property type.[17][18][16]
The segment’s focus is owning, developing, acquiring, and managing U.S. office, life-science, and mixed-use real estate. These are property categories within the consolidated business, not separately reported segments.[19]
As a separate portfolio measure—not a segment or revenue contribution—the regional distribution of rentable area at June 30, 2026 was approximately 37.6% San Francisco Bay Area, 24.8% Los Angeles, 17.5% Seattle, 15.7% San Diego, and 4.4% Austin.[20] [17][18][16][19][20]
Company history
Kilroy Realty’s business origins date to 1947, when John B. Kilroy Sr. founded the real-estate business. Kilroy Realty Corporation was incorporated in Maryland in 1996 and became a publicly traded REIT with its IPO on January 31, 1997.[21][22][23]
In 2012, the company sold a 44-property industrial portfolio totaling approximately 3.7 million square feet for about $355 million, a significant portfolio repositioning. In 2018 it acquired a South San Francisco site for approximately $308 million that became Kilroy Oyster Point; construction of the campus’s first phase began in 2019, followed by work on Phase 2 in 2021.[24][25][26]
In 2021, Kilroy entered the Austin market through its announced $580 million purchase of Indeed Tower, part of three transactions totaling approximately $670 million. On January 22, 2024, Angela M. Aman became CEO and joined the board, succeeding John B. Kilroy Jr.[27][28] [S1][S2][S3][S4][S5][S6][S7][S8][https://media.corporate-ir.net/media_files/nys/krc/2000_AR/pages/company_profile.html][https://www.sec.gov/Archives/edgar/data/1025996/000102599620000050/a123119krckrlp10-k.htm][https://kilroyrealty.com/company/stories/on-this-day-25th-anniversary-of-kilroys-ipo/][https://labusinessjournal.com/real-estate/kilroy-sells-industrial-portfolio/][https://www.businesswire.com/news/home/20180604005746/en/Kilroy-Realty-Acquires-Key-Life-Science-Development][https://kilroyrealty.com/company/stories/kilroy-announces-that-kilroy-oyster-point-phase-2-is-officially-underway/][https://kilroyrealty.com/company/stories/kilroy-expands-into-new-market-with-purchase-of-indeed-tower-in-austin-texas/][https://www.sec.gov/Archives/edgar/data/1025996/000119312523295517/d844696dex991.htm]
