Its total income for the six months ended June 30, 2026 was approximately $165.4 million.[5][6] The company describes its positioning with the tagline “Essential Retail. Smart Locations.” [7] [1]

Products & services

InvenTrust Properties Corp.’s products are retail-center properties rather than branded consumer goods. Its portfolio consists primarily of grocery-anchored neighborhood and community centers, along with high-quality power centers, some with grocery components; the company reports these under a single multi-tenant retail segment. Examples include Western Plaza, an approximately 162,000-square-foot community center anchored by The Fresh Market and Crunch Fitness; Sweetgrass Corner, approximately 95,000 square feet, with Trader Joe’s, Homesense, and Golf Galaxy; and New Garden Crossing, a 169,000-square-foot community center with grocery, off-price, and service-oriented tenants.[2][8] [2][8]

Geographic presence

InvenTrust Properties Corp.’s Q1 2026 fact sheet describes 97% of its portfolio as located in the Sun Belt and reports 75 properties. Its stated markets include West Florida, South Florida, Orlando, Charlotte, Raleigh, Atlanta, Dallas, Houston and Austin; the company entered Nashville in Q1 2026.[9][10] The company’s property directory lists properties in Arizona, California, Florida, Georgia, Maryland, North Carolina, South Carolina, Tennessee, Texas and Virginia.[11]

The company lists its principal executive office in Downers Grove, Illinois. Its Q1 2026 filing notes that field offices support property oversight, but does not specify their locations; the reviewed sources do not report employee distribution or revenue by geography.[12] [12]

Business segments

InvenTrust Properties Corp. reports one operating and reportable segment: multi-tenant retail. Management evaluates the company and its retail portfolio on a consolidated basis; geography and property size are not used as separate performance segments. Accordingly, this segment represents approximately 100% of reported operations, with no separate segment contributions disclosed.[15] The company reiterated its single-segment classification in its 2026 second-quarter filing.[2]

The segment comprises grocery-anchored neighborhood and community shopping centers and high-quality power centers, often with grocery components. The portfolio focus is on Sun Belt markets and necessity-oriented retail properties.[3][16] These property types and market descriptions are portfolio characteristics, not separately reported segments.[15] [15]

Company history

InvenTrust Properties was incorporated in Maryland on October 4, 2004, as Inland American Real Estate Trust, with an initial focus on acquiring and managing a diversified U.S. commercial-property portfolio [17][18]. In 2014, it began a major restructuring, selling hundreds of properties and transitioning from external management to a self-managed company [19][20].

The company renamed itself InvenTrust Properties Corp. in April 2015 after spinning off Xenia Hotels & Resorts and shifting away from lodging [21][22]. In 2016, it spun off Highlands REIT and sold its University House student-housing platform, further narrowing its focus to retail properties [23][24]. Its shares began trading on the New York Stock Exchange under the symbol IVT in October 2021 [25]. In 2023, it acquired the remaining four retail properties in a joint venture, and in 2025 announced the sale of five California properties as part of a reinvestment in Sun Belt markets [26]. [17]
