Overview
HASEKO Corporation is a Japanese construction and real estate group focused on housing, particularly condominium development and construction. Its businesses span construction, real estate sales and leasing, and services for existing residential properties, including condominium management and renovation. Japan is its core market, with overseas real estate activities that include the United States.[1][2][3]
Founded in 1937, HASEKO states its philosophy as contributing to society by creating an optimal environment for cities and people. The group reported ¥1.18 trillion in consolidated sales for the year ended March 31, 2025, and had 8,307 consolidated employees at that date.[4][5][6][7] [1][2][3][6][4][5][7]
Products & services
Haseko’s principal product is the condominium: it plans, designs and builds residential developments, including projects sold under the RUNE and BRANCHERA brands. Its construction services cover site and project planning, approvals, design and building work; the group also develops rental properties and provides real-estate sales and brokerage services.[8][9]
After completion, Haseko offers condominium and rental-property management, tenant recruitment and rent collection, large-scale building repairs, interior remodeling, and support for condominium rebuilding and redevelopment. Its housing-related services also include senior residences and care, including the BRANCHEILE residence and WELLMY group-home brands.[10][11][12][13]
Haseko’s construction capabilities include precast concrete column–beam joints; its stated method integrates the joint with a precast beam and enables a five-day-per-floor construction cycle. Its HBYS raised-floor system is designed to make interior partitions easier to reposition. In the year ended March 2025, construction-related activities accounted for approximately 62.4% of consolidated sales to external customers, real-estate-related activities 14.8%, and service-related activities 22.5%; overseas activities accounted for the remainder. Geographic presence
Haseko’s operations are concentrated in Japan, particularly the Tokyo metropolitan area and the Kinki and Tokai regions. Of 87 new for-sale condominium construction projects it won in the year ended March 2025, 65 were in the Tokyo metropolitan area and 22 were in Kinki and Tokai combined.[17] The company is headquartered in Tokyo and has offices in Osaka, Yokohama, Nagoya, Kyoto, Fukuoka and Okayama.[18][19][20][21][22][23][24]
Outside Japan, Haseko has a representative office in Hanoi, Vietnam, and real-estate developments in Hawaii, United States.[4][25] Its overseas-related business segment recorded ¥3.47 billion in third-party sales in the year ended March 2025, about 0.3% of consolidated sales of ¥1,177.35 billion. Business segments
Haseko reports four business segments. Construction-related focuses on new housing supply, including construction work and design and supervision. Real estate-related sells and leases property. Service-related focuses on existing residences, including condominium management, large-scale repairs, interior remodeling, brokerage and renovations. Overseas-related develops and sells real estate outside Japan.[1][26]
For the fiscal year ended March 2025, Construction-related accounted for approximately 62% of sales to third parties, Real estate-related 15%, Service-related 22% and Overseas-related less than 1%. These percentages use external sales, excluding transactions between segments.[6] [1][26][6][6][6][6]
Company history
Haseko traces its origins to Hasegawa Komuten, founded as a sole proprietorship in Amagasaki in February 1937. It was incorporated in August 1946 and listed on the Osaka Stock Exchange’s Second Section in 1961. Its shares moved to the First Sections of the Tokyo, Osaka and Nagoya stock exchanges in 1965.[27]
The company completed its first condominium, Ashiya Matsuhama Heights, in 1969 and its first in the Tokyo metropolitan area in 1970. It moved its headquarters to Tokyo later that year and adopted the name Haseko Corporation in 1988.[27][28] In 2003, it established Haseko Anesis to oversee group service businesses. A 2013 acquisition extended the group into senior housing and care. By 2023, its cumulative condominium construction had exceeded 700,000 units.[29][30][31] [27][28][29][30][31]
