Daito Trust Construction Co., Ltd. is a Japanese company centered on rental housing. It plans and builds rental properties and, through its group, brokers and manages them. Founded in 1974, Daito Trust Construction operates primarily in Japan, with a smaller overseas presence. For the fiscal year ended March 31, 2025, it reported consolidated net sales of ¥1.84 trillion and 18,814 consolidated employees.[3] [1]

Products & services

Daito Trust Construction’s DK SELECT range consists of rental housing designed for different sites and tenant needs. Examples include NEWRiSE, a low-rise wood-frame 2×4 product; Forterb III, a three-storey apartment product built with cross-laminated timber (CLT); and Ligno ZEH, a reinforced-concrete product designed to fit four storeys within a 10-metre height limit and meet the ZEH Oriented energy-efficiency standard. Its catalogue also includes steel-frame buildings and disaster-preparedness-oriented models in the Bokulab series.[6]

Beyond construction, the group offers landowners rental-property planning, design, tenant recruitment and property management. Its owner-facing services include a 35-year master-lease contract under which rent is paid according to the contract’s terms; this is not an unconditional promise of fixed rent for the full period. For tenants, the group provides rental search and brokerage through e-heya.net, alongside eligible-building services such as internet access and utilities.[11]

For the fiscal year ended March 2025, real-estate leasing represented approximately 63% of reported segment sales and construction approximately 29%; real-estate development and other businesses made up the remainder. These are business-segment shares, not sales shares for individual housing models.[15] [16]

Geographic presence

Daito Trust Construction is headquartered in Tokyo and operates across Japan through approximately 200 domestic company bases; the wider Daito Group has approximately 1,200 domestic bases. Its operating regions span Hokkaido, Tohoku, Kanto, Koshinetsu–Hokuriku, Tokai, Kinki, Chugoku, Shikoku and Kyushu–Okinawa.[5]

Japan is the principal geography of its rental-management footprint. At March 2025, Kanto had the largest number of managed units, at approximately 366,000, including 257,000 in the metropolitan-area subset. Tokai had approximately 209,000 managed units, Kyushu–Okinawa 172,000 and Kinki 158,000.[18]

The group also has overseas activities, including hotel operations in Kuala Lumpur, Malaysia, and real-estate development and resale activity in the United States. Its reported business-segment sales do not provide a country-by-country revenue breakdown.[19] [17]

Business segments

Daito Trust Construction reports five business segments. In the fiscal year ended March 2025, construction accounted for approximately 29% of revenue from external customers. It covers land-use planning, building design and construction, principally for rental housing. Real estate leasing accounted for approximately 63% and includes master leasing and subleasing rental homes, tenant brokerage and related property services.[22]

Real estate development contributed approximately 3% of external-customer revenue; it develops and sells properties including logistics facilities, hotels, investment condominiums and income-producing real estate. Finance contributed approximately 1% and encompasses construction loans, real-estate trusts, insurance and payment services. Other businesses contributed approximately 4% and include gas supply, care and childcare services, and hotel operations. These percentages are rounded; the preceding fiscal year's reporting combined real estate leasing and development into one Real Estate segment.[27] [22]

Company history

Daito Trust Construction was founded in Nagoya in June 1974 as Daito Sangyo Co., Ltd., initially building rental properties to help landowners use their land. It changed its name to Daito Construction in 1978. In 1980, it established a company to guarantee rent during vacancies, an early step toward combining rental-housing construction with ongoing management services. It adopted the name Daito Trust Construction Co., Ltd. in 1988.[35]

The company listed on the Nagoya Stock Exchange in 1989 and on the Tokyo Stock Exchange in 1992. It expanded its rental-housing services through a dedicated brokerage business launched in 1998 and a property-management subsidiary that began operating in 1999. In 2016, it introduced the DK SELECT brand for its rental housing and related services; in 2017, its property-management subsidiary was renamed Daito Kentaku Partners.[35] [35]
