Overview

Aedifica is a Belgian-listed real estate investor focused on European healthcare property, particularly housing and care facilities for older people. Its stated purpose is to provide real-estate solutions for people with care needs, with a focus on quality of life and social value.[1][2]

Its portfolio spans Belgium, Germany, the Netherlands, the United Kingdom, Ireland, Finland, Spain, France and Italy. As of 30 June 2026, Aedifica reported 924 healthcare properties in nine countries, a healthcare portfolio valued at €11.1 billion and more than 80,000 end users; rental income for the six months ending that date was €292.3 million.[3][4] For the full year 2025, rental income was approximately €361 million.[5] [1]

Products & services

Aedifica’s products are healthcare-focused properties leased to specialist operators, rather than care services it directly provides. The portfolio includes elderly care homes, senior housing and seniors’ apartments, mixed-use elderly-care buildings, small-scale care residences, clinics and specialist residential-care centres. Other property types include rehabilitation and psychiatric clinics, schools and childcare centres; the company’s “other care” category also encompasses acute, outpatient and specialised care facilities, patient hotels, hospitals, medical and mental-health centres, and residences for people with disabilities.[3][2]

In FY2025, marketable investment properties were reported as 69% elderly care homes, 15% senior housing, 3% mixed-use elderly-care buildings, 6% childcare centres and 7% other care segments. These percentages describe portfolio composition, not revenue.[6][7] Aedifica also develops Finnish “service communities” that can combine elderly care and childcare on one campus, with shared spaces and activities; some include neighbourhood amenities such as a restaurant or shop. One example, Seniorenquartier Weyhe, uses independent care hubs of up to 12 apartments with communal areas. Care and resident services are generally delivered by property operators, and offerings vary by location.[8][9] [6]

Geographic presence

At 31 December 2025, Aedifica’s property portfolio comprised more than 615 properties across Belgium, Germany, the Netherlands, the United Kingdom, Finland, Ireland and Spain. By fair value, the portfolio was distributed as follows: the UK 21%, Belgium 21%, Germany 20%, the Netherlands 19%, Finland 11%, Ireland 7% and Spain 1%.[1][10]

For 2025, consolidated rental income was €360.954 million. By country, it comprised €87.912 million from the UK, €72.950 million from Belgium, €68.686 million from Finland, €64.555 million from Germany, €41.276 million from the Netherlands, €23.849 million from Ireland and €0.626 million from Spain. The accounts also recorded €1.100 million under Sweden, where Aedifica sold its entire portfolio of 28 care properties during the first half of 2025; Sweden was not part of the year-end portfolio footprint.[11]

Aedifica’s registered office is in Brussels, Belgium. Its official contact page also lists local offices in Germany, the Netherlands, the UK, Finland and Ireland, including an office in Dublin.[13][14] [1]

Business segments

Aedifica’s FY2025 reporting presents geographic segments by country rather than separate operating segments by care or property type. Its focus is European healthcare real estate, particularly elderly care [1][15]. Based on reported FY2025 rental income of €360.954 million, country contributions were: United Kingdom 24.4%, Belgium 20.2%, Finland 19.0%, Germany 17.9%, Netherlands 11.4%, Ireland 6.6%, Sweden 0.3% and Spain 0.2% [15]. Percentages are approximate, calculated from reported country rental income and the group total.

Aedifica also reports its portfolio by facility type, but this is a fair-value mix rather than a separate operating-segment breakdown: elderly care homes represented 69%, senior housing 15%, mixed-use elderly-care buildings 7%, childcare centres 6% and other care segments 3% of portfolio fair value at FY2025 year-end [10]. Company history

Aedifica was founded on 7 November 2005 with a portfolio of apartments and hotels. It acquired its first Belgian care properties in 2006 and listed on Euronext Brussels that October; by 2008, healthcare real estate had become its largest property segment.[16][17]

The company began expanding internationally in 2013, entering Germany, followed by the Netherlands in 2016. In 2019 it entered the UK through an acquisition of 90 healthcare properties, and in January 2020 it completed the acquisition of Finland’s Hoivatilat, adding operations in Finland and Sweden.[18]

Aedifica entered Ireland in 2021 and announced its first investments in Spain that December. In 2025, Aedifica and Cofinimmo agreed to a merger; the legal merger by absorption took effect on 1 July 2026.[22] [16]
